Planning Permission has been Granted…

…for The Howard de Walden Estate’s redevelopment of two mews buildings at 11-12 Wigmore Place, West London.

We are delighted that Howard de Walden has secured Planning permission for the Edge designed scheme at 11-12 Wigmore Place in the Marylebone area of central London, home to a diverse community of residents, businesses, medical facilities and educational organisations.

The two 18th century mews buildings, part of The Howard de Walden Estate, have been in use as office space, but had become ‘tired’ and in need of updating. The brief is to create a more premium look and feel and to maximise the market appeal with the aim of letting the space as a single tenancy.

Edge’s design to refurbish and remodel 11-12 Wigmore Place includes enhancing the original façade features, maximising natural light and creating better connectivity between interior and exterior spaces at the ground floor level.

The project will take full advantage of the potential of the lower ground floor as a staff breakout space and on the ground floor will provide a reception space with character that harmonises with the heritage of the property. Other enhancements include introducing Juliet balconies with contemporary interpretations of traditional guarding; incorporating new tongue and groove boarding features, retaining and re-discovering heritage features and details including cast iron downpipes which extend through the staircase atrium, opening up of vaulted undercrofts, reinstating original floor to ceiling proportions and replacing the existing dormer with a continuation of the existing pitched skylight.

There will be extensive remodelling and redecoration throughout, using a palette and materials that reflect the industrial history of the properties and contemporary insertions that provide the best environment for modern working practices. The net lettable sq ft of office space will be 5,012 sq ft.
